Dent Avenue
The Dent project was a major overhaul that required extensive remodeling and restoration work. The house had been a rental for a few years and was showing alot of wear and tear. It was either the termites eating into the structure or the wood rot bringing it down. The house had been neglected for years.
There were also some room additions to the house that were not to code and putting it mildly, needed to be immediately addressed. A garage conversion to a family room left the ceiling down to low and the new garage was a stand alone in the backyard. Two rooms had been built onto this conversion where the patio once stood. (the contractor actually found a hot tub, still intact, buried underneath one of the room additions!).
The yard had no effective sprinker system and the fence looked like it belonged on a industrial storage site. Needless to say the house was a mess and required some work. The contractor, Jamie Santos, could be heard repeatedly saying "What have you gotten into....?"
Since the home was smaller (less than 1500 square feet), we wanted to give it the perception of being open, larger and flowing freely between the main rooms. Specifically it was the flow that went from the living/dining room to kitchen to family room addition. The family room was to be improved with large windows were the garage door used to be and a raised ceiling with soffit.
The bedrooms were altered to have the two smaller rooms get back to back closets on one wall. The coat closet in the living room went away to accomodate this idea. A storage cabinet was added at the end of the hallway to make up for the missing coat closet. The master bedroom was the recipient of a larger closet since the two smaller bedrooms had their closets reconfigured.
The bathroom layouts were kept close to the same configuration as before, except for the shower in the master bathroom. This was changed from a 3'x 3' standing cubicle with side door entrance to a 3'x 4 1/2' shower with a built in seat and a front entrance via a sliding glass door.
A new fence (redwood) was added to the side yard, along with sod, sprinkler system and flowers/shrubs. A coat of paint inside and out, new windows and doors make this house look brand new.
